Most operators reach for the same high-pressure wand they use on driveways. On shade sail fabric that’s a mistake — sail manufacturers warn that high pressure damages the cloth and its coating, and on PVC sails it strips the waterproof layer entirely. Some warranties don’t survive it. We soft wash instead: a fabric-safe biodegradable solution that soaks into the weave, lifts the mould at the root, then a low-pressure rinse. What Brisbane Does to a Shade Sail

That sail was bright and taut when it went up. Now it’s blotchy, dull, and the underside looks worse than the top.. It isn’t just the sun. The shaded, humid pocket underneath a sail is close to ideal for mould and mildew — they take hold in the folds, along the seams and around the fixing points where water sits longest. Add pollen, bird droppings and airborne dust settling into the weave, and the fabric stops looking like fabric and starts looking like a stain. Left alone, it gets harder to fix:

Fabric needs a different approach to concrete. We never use high pressure or harsh chemicals on a sail.

Step 1: Identify the Fabric

Shade cloth, PVC and waterproof Decor fabrics all behave differently. PVC in particular can’t take aggressive cleaning without losing its waterproof coating. We check what yours is made of, how it’s mounted and what condition it’s in before we touch it.

Step 2: Protect What's Underneath

We wet down gardens and cover furniture below, and make sure no solution drifts onto plants or painted surfaces.

Step 3: Apply the Soft Wash Solution

A fabric-safe biodegradable solution goes on at low pressure and soaks into the weave, breaking down mould and mildew at the root rather than just rinsing the surface. No bleach — manufacturers warn it degrades the fibres and the sail’s UV performance.

Step 4: Low-Pressure Rinse

We rinse at the lowest pressure that does the job. Enough to carry away dirt and solution, never enough to stretch the fabric or stress the stitching.

Step 5: Walk Through With You

We check every panel and seam with you. Anything that needs another pass gets one. If we notice damaged stitching or a fixing on its way out, we’ll point it out — not to sell you something, just so you know.
